Building Control Principal Designer (BCPD) Service
Navigating the Building Safety Regime with clarity and confidence
As regulations tighten in the wake of the Building Safety Act, the role of the Building Control Principal Designer (BCPD) is now a legal requirement on many projects. At Stickland Wright, we can step into this key role, ensuring your project complies with evolving safety obligations from concept through to completion.
What is a Building Control Principal Designer (BCPD)?
The BCPD is a statutory dutyholder under the Building Safety Act 2022. Appointed by the client, the BCPD is responsible for planning, managing, and monitoring the design phase of a project to ensure it complies with building regulations. This role sits alongside — and complements — the duties of the Principal Designer under CDM (Construction Design and Management) regulations.
Our BCPD Service Includes:
1. Early-Stage Design Review & Coordination
We review design proposals from the outset, working closely with the project team to identify potential compliance issues and embed safety and performance into the design from day one.
2. Oversight of Building Regulation Compliance
We manage the design process to ensure that all elements meet relevant building regulations. This includes fire safety, structure, accessibility, energy performance, and more.
3. Coordination of Designer Duties
We liaise with all designers involved in the project, making sure their work aligns with regulations and that information is shared clearly and effectively.
4. Preparation of Compliance Documentation
We compile and manage the golden thread of information required for Gateway submissions and future handover — giving regulators and clients confidence that the design is safe and compliant.
5. Expert Advice Throughout the Project Lifecycle
Whether you’re planning a residential scheme or a commercial refurbishment, we stay involved throughout the design stage to keep the project on track and regulation-ready.
